The site Eastmoor in Adel houses a 19th Century reformatory complex. Although the architecture is plain, due to the rarity of this type of building the complex is Grade II listed. Having supported various uses throughout its history the buildings have stood empty since 2004 and are now in a serious state of disrepair. The proposed development will inject a new lease of life into these historic buildings ensuring their preservation for future generations.

The Chapel and the Quadrangle will be converted to provide 28 new dwellings. The Swimming Pool will be converted to provide office accommodation. The proposals work with the fabric of the buildings, celebrating the existing features. Any new-build elements required will be carried out in a contemporary style to clearly distinguish new from old.

The pockets of land around the complex will be developed to provide a pharmacy, 35 new dwellings and a Care Home. A further 8 dwellings are being developed on a separate site to the south, accessed from Tile Lane. The two sites are connected by a woodland walk.

The new build dwellings offer a range of types and styles. On entering the site off East Moor Lane, the dwellings are semi-detached. The entrance level steps to accommodate the slope of the site. Around the Quadrangle the dwellings are terraced and are more contemporary in material choice and detailing. The accommodation is spread across 3-storeys with external terraces at first floor. Tile Lane comprises of large, detached dwellings with traditional materials and detailing.
